OBSC1 Club Roads Update + Summer 2021 Preparations
OBSC1 Members:
On behalf of the Trustees, I would like to extend my thanks to the overwhelming majority of you who remediated your property encroachments by the January 31, 2021 deadline. I would also like to offer thanks to the Trustees who made themselves available to monitor progress and to answer homeowner questions throughout the duration of the project.
As stated in prior notes, the remediation of encroachments is a critical effort and provides the Club with numerous benefits including: saving the Club hundreds of thousands of dollars by allowing NJ Natural Gas (NJNG) to pave our roads at their expense, reducing risks of insurance claims through clear delineation of Club and owner property lines, returning roads to proper widths enabling safe passage of emergency vehicles and proper snow removal, hopefully improving/eliminating areas of puddling and water retention on road surfaces and improving overall curb appeal of our community. We are in continued conversations with NJNG regarding their plans for paving our roads and will communicate with you all once we have more information on timing and other considerations.
While overall compliance with this project was very high, there are unfortunately several homeowners who have not yet remediated their encroachments, most of whom will get it completed in February. For all the reasons cited above, the Club will take continued action to ensure each property with an encroachment is resolved before paving takes place this Spring. In the interim, if you have not yet remediated encroachments on your property but have set into motion plans to do so in short order, please let us know as soon as possible.
Finally, a quick note on our preparations for Summer 2021. While we hope to enjoy a somewhat normal summer, it’s clear that COVID-19 will remain a concern that must be dealt with. As such, we will again attempt to help with a safe environment through expanded staffing, continuous sanitization and a virtual-only option for our upcoming Spring Membership meeting.
